Senators Agree to Extend Homebuyer Tax Credit


Legislation Pending Approval From Congress


Senators have agreed to extend the $8,000 first-time homebuyer tax credit originally set to expire on November 30. Once the Senate officially votes on the bill it will move to the House of Representatives, which strongly supports the extension. The Obama administration has also signaled its strong support for an extension of the tax credit.

Aside from the first-time homebuyer credit, the new plan would offer a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more. The tax credits would be available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009 and April 30, 2010. Buyers would have until June 30 to close on their new homes.

There is an $800,000 price limit on all homes eligible for the credit. The income limits for all buyers would rise to $125,000 per year for individuals and $225,000 for married couples. Under the current program, the limits are $75,000 and $150,000 respectively. The first-time homebuyer credit is also available to those who have not owned a home in the previous three years. The credit does not have to be repaid unless the home is sold or ceases to be the primary residence within three years.

According to the Treasury Department, more than 1.2 million borrowers have claimed $8.5 billion of the $13.6 billion set aside for the first-time homebuyer tax credit.

Consistency is Key In Marketing

Perhaps the single, most important marketing strategy that should be practiced by all contractors is to not only make a marketing task on a daily basis but be consistent in your marketing. Granted, there may be hundreds of different priorities vying for your attention at any given moment, but if you neglect your marketing on more than just an occasional basis, then you risk losing potential sales, being overtaken by the competition, and limit your own company growth.

In a challenging economy it's more important than ever to be known as a company that provides value, dependability, and great service. Without some sort of regular marketing program, your existing and prospective customers may find themselves to be unexpectedly interested in your competitor's latest offerings -- which may have been brought to their attention through a postcard mailing, a home show, a blog posting, a press release, a brochure, a doorhanger, newsletter or sales letter.

What are you doing marketing wise? Are you being consistent? Here are some questions that you need to be asking yourself:

1) How often are you sending out press releases?
2) Are you handing out doorhangers on every jobsite?
3) How often are you sending out postcards?
4) Do you send out your newsletter to your past clients?
5) How often are you updating your Facebook Page/Blog/Flicker, etc?
6) How many Strategic Alliances or Partnerships do you have?
7) How many flyers have you distributed in the past 30 days?
8) How often are you sending surveys to your past clients?

If you are doing none of the above, or not on a consistent basis then of course your company is going to be struggling. You need to be consistent in your marketing. Do not rely on only one source for your leads. Make sure you spend at least a few minutes each day on increasing your marketing efforts.

Report criticizes mortgage program

A federal program that has cut mortgage payments for more than 500,000 homeowners since spring is falling well short of what's needed to fix the nation's foreclosure crisis, warns a congressional panel's report out Friday.

"We're concerned that not enough foreclosures will be prevented," said Elizabeth Warren, who chairs the Congressional Oversight Panel for the $700 billion financial bailout program approved last year.

The panel's report says the government's mortgage modification program has three key problems:

•The kinds of mortgages that will make up growing numbers of foreclosures exceed the program's eligibility requirements.

•With a goal of modifying only 25,000 to 30,000 loans a week, fewer than half of the predicted foreclosures would be avoided. One in eight homes are currently in foreclosure or default and 250,000 additional foreclosures are initiated monthly.

•Many modifications so far are still in a three-month trial period. As of Sept. 1, only 1,711 homeowners had received permanent modifications under the federal program. And after five years, many will see higher payments.

"The result for many homeowners could be that foreclosure is delayed, not avoided," the report says.

Warren noted that the foreclosure problem has moved beyond subprime mortgages and that rising unemployment will cause more foreclosures.

The government's program "appears to be targeted at the housing crisis as it existed six months ago rather than as it exists today," she says.

Her panel's cautionary report follows a more positive assessment Thursday by administration officials.

Under the federal program, the pace of trial modifications now exceeds the weekly pace of completed foreclosures, said Housing and Urban Development Secretary Shaun Donovan.

That means there are more families getting modifications through the federal program each month than families losing their homes to foreclosure, officials say.

"The fact we now have a pace of trial modifications that exceeds the pace of weekly foreclosures is a very important milestone," Donovan said. "We believe we've reached an important turning point."

Administration officials acknowledge that the start of a housing turnaround could still sour.

"We're still living with the risk that housing is going to be a source of weakness in the economy," says Treasury Secretary Timothy Geithner.

Why Homeowners Are Raising the Roof

People who refrained from splurging on big home-improvement projects during the housing boom are reaping the rewards now.

Depending on the region and the job, some homeowners are paying as much as 20% less for home-remodeling projects than they would have a few years ago. Many contractors are willing to accept smaller jobs and "handyman" projects that they used to snub. And more projects are being delivered on time and on budget—a stark contrast from the boom years.

Kim and Chandra Sobieski of Cat Spring, Texas, considered expanding their home two years ago, but thought the contractor's $380,000 estimate was too high. Earlier this year, Mr. Sobieski, a 54-year-old retired title-company executive, called the same contractor and got a quote for a slightly revised expansion for 20% less. The couple wound up paying $300,000 to add 1,500 square feet to their old 3,400-square-foot home, including installing a new roof, converting a garage to an entertainment room and adding a new garage.

"We caught them at a time there was more downtime, and it seemed to work to our advantage," says Mr. Sobieski, who adds that the project was finished ahead of schedule.

The Sobieskis' contractor agrees that timing made the difference. "Three years ago, if you asked someone for a discount, they'd laugh at you," says Jeff Hunt, vice president of Brothers Strong, the Houston firm that did the project.

Remodeling prices are down an average 5% to 10% across the U.S. from their peak, firms say, largely due to bidding wars among contractors idled by the housing slump and lower costs for some materials, such as plywood, lumber and insulation, because of lower global demand.

The remodeling industry has also been hurt by sluggish sales of new and existing homes; most remodeling is done within 18 to 24 months of the purchase of a home, studies indicate. Tighter credit and falling home values also hurt the industry, as many big jobs are financed with home-equity loans or other borrowing. Some new-home builders are now competing for home remodeling jobs, helping to force down prices even more.

In the year ended the first quarter of 2009, the most recent data available, $118.2 billion was spent on home-improvement projects, down from $146 billion in the year ended the third quarter of 2007—the national peak of remodeling activity—according to a report issued this month by the Harvard Joint Center for Housing Studies. The center said it expected spending declines to moderate through the end of this year and begin to rise early next year.

To be sure, there are still remodelers who aren't cutting prices drastically. Building materials represent only about one-third of their costs, and taxes and insurance premiums, including workers' compensation, have continued to rise. Fuel prices also remain high, and prices for some petroleum-based building products, such as asphalt shingles, rose in 2007 and 2008, although that trend started to reverse last spring, according to the National Association of Home Builders.

Bristling at Homeowners

Some contractors bristle at homeowners who demand deep discounts. "Why are you asking if you can get a $300,000 project for $175,000 when nothing has changed except that you can't get financing for it?" asks William Carter, president of the National Association of the Remodeling Industry and a certified kitchen and bath remodeler in Sacramento, Calif. He acknowledges that he has lost several jobs because he refused to lower his fees by more than 5%.

Houston contractor Jeff Hunt is willing to talk discounts these days.

The lowest bidders don't necessarily offer the best value, Mr. Carter says. Some bid too low and then can't finish the job at the quoted price, leading them to cut corners, ask for more money or even abandon the job. Some are moonlighting amateurs or otherwise unqualified, he says.

Local Better Business Bureaus typically receive thousands of complaints every year about construction and remodeling contractors, says Alison Southwick, a spokeswoman for the national Council of Better Business Bureaus Inc. in Arlington, Va. Homeowners should get multiple bids and ask to see several recent examples of builder's completed work and talk to previous clients before signing a contract, she says. Some established contractors who specialize in renovations are skeptical of moves by new-home builders to seek remodeling jobs. Remodeling contractors contend builders often win jobs by bidding low, but their estimates are based on their experience erecting houses on vacant lots, not working in homes with decades-old wiring occupied by arguing couples and wandering pets.

"You can't do a $100,000 project for $69,000, but they don't realize it until they are two-thirds through," says Rocco Sinisgalli, president of Oneida Builders in Dunwoody, Ga., a remodeling firm that faces increasing competition from local homebuilders. Remodeling prices in his area are down about 10% to 12% from 2006, says Mr. Sinisgalli, who also runs a course in remodeling for home builders.

David Crowe, chief economist of the National Association of Home Builders, confirms that more home builders are seeking remodeling work, and that remodeling contractors—who are also represented by the organization—were concerned about it.

Tax Credits for Homeowners

Special federal tax credits for energy-efficient home improvements and appliances can help drive down the cost of many home-renovation projects, depending on eligibility under IRS rules. Here are some of the programs available; for more information, go to www.EnergySavers.gov/taxcredits.

  • Approved energy-efficient roofing, heating and ventilation systems, insulation, windows and doors installed in existing homes between Jan. 1, 2009, and Dec. 31, 2010, may qualify for federal tax credits of 30% of the purchase price, up to $1,500.
  • Some energy systems—such as Energy Star solar water heaters and photovoltaic systems and residential small wind turbines--installed by Dec. 31, 2016, in new and existing primary homes may qualify for federal tax credits of 30%, with no upper limit. (Vacation homes are eligible for partial credit.)
  • State-administered energy-efficient home-appliance rebate programs may cover refrigerators, boilers, room air conditioners and dishwashers. States decide which appliances are eligible for rebates ranging from $50 to $250, and for how much. Consumers can expect the programs to begin in late 2009 or early 2010, depending on the state.

"I think it's possible that the smaller builder that has not done remodeling in the past could be mistaken in the amount of effort it takes to remodel an existing structure," Mr. Crowe says. "But I don't think that is widespread."

Occupied Houses

Michelle Aube, 42, says she and her husband relied on a custom new-home builder to redo their 3,000-square-foot house in Fairfield, Conn. in 2007, and the project took much longer than the builder said it would take. She says the builder seemed unfamiliar with the tribulations of renovating an occupied house.

"I chose him because out of three contractors he gave me the best bid," Ms. Aube, a homemaker, says of the $200,000 remodel and expansion. "It was supposed to be a six-month job, and it ran into a nine- or 10-month job," she says, but it was "worth it in the end."

Other homeowners have gotten deals from established remodeling specialists because of the tough economy. Jessica Levy Buchman, a 39-year-old executive at a real-estate brokerage, estimates she saved 20% to 25% off prerecession prices when she and her husband renovated a house they bought in December in Sag Harbor, N.Y. Some roofers wanted $7,000 for a repair job. She paid $1,500, which wasn't even the lowest bid.

Says Ms. Buchman, "I feel we are getting rewarded for riding it out and having the guts to spend a little money."

5 Tips for Promoting Your Business with Facebook


Facebook (www.facebook.com), with its millions of members, presents a not-to-be missed marketing opportunity for businesses and non-profit organizations. Facebook offers the marketer a number of ways to use the application for marketing. Here is the best news of all. The price is right. These marketing tools are free unless you choose to support your efforts with advertising. If you want to promote your business, organization of event, here are five tips for using Facebook to get your message out:

1. Build a Group

Facebook is all about networking. Groups provide an excellent opportunity to tap into the social networks of your group's members. Groups are easy to create. They are simply Facebook pages where group members can interact with one another, post pictures and videos, and carry on discussions. Having a group page for your business can go a long way to creating a community of interest for your organization or brand. Groups are particularly useful for causes and non-profits with highly focused publics. Brands and businesses can also use Facebook groups. For example, a Facebook group would be an excellent extension for a software users group. Facebook offers a number of options for customizing your group pages and for communicating with group members. Facebook groups are quite flexible.  

2. Create a Page

Businesses do not have profiles on Facebook. They have pages. Instead of friends, they have fans. It costs nothing to have a page for your business. These pages are less interactive than those of a group. There are advantages to having a page instead of a group. Pages are focused on the brand, business or organization; whereas, with groups the focus is on group interaction. The two can work together to give you more coverage. To create a page, you must be legitimate representative of the brand.

3. Plan an Event

Another option for businesses wanting to use Facebook for marketing is to host an event. Events must be time bound. When you set up an event in Facebook you will need to include a start and stop date. If you are launching a new product or holding an event, don't miss a chance to use Facebook to get the word out about it. Each event invitation that you send requires an RSVP so if you want to control numbers for an event like a pre-sale open house. The events page also lets you send out waves of invitations so that you can add to your guest list at any time. You can invite your friends, fans and group members. From within Facebook events, you can send your invited guests additional information about the event to build the buzz and enthusiasm for it.

4. Go beyond Facebook

Use your other marketing communications tools to let you customers and potential customers know about your Facebook presence. Add a link to your Facebook page from your web site. Facebook, as with any social media application, requires a different style of marketing, which, for lack of a better term, I call "social marketing." Inherent in social media is the notion of community. Community members are real, genuine people. If you are a fake, expect the community to out you. It is expected that you will be polite to the community and respect the other members. This means you should avoid blitzing them with your marketing message.

To effectively market in social media, you have to be constantly providing value to your readers. You cannot just be blaring digital white noise at them. Facebook becoming big friend of small businesses -- latimes.com

Reporting from San Francisco - Charles Nelson, president of Sprinkles Cupcakes, the Beverly Hills baker to the stars, doesn't have a Facebook profile. Nelson, who works seven days a week, has no time for chatting online with Facebook friends.

But Nelson is logged on to Facebook all the time. That's because more than 70,000 people have declared themselves "fans" of Sprinkles' Facebook page, which has its own "vanity URL" at www.facebook.com/ sprinkles.

Each day on the website, Sprinkles announces a secret word, such as "ganache," or "bunny," or "tropical," or "love," and the first 25 or 50 people to show up at any of its five stores and whisper that word get a free cupcake.

"On Facebook, we can ask our customers what's the next location they want," Nelson said. "What do they think of our next flavor? It's an amazing way to communicate with our fans."

Facebook is not just for friends anymore. The free social networking site -- blocked in many workplaces as a potential time-waster -- is increasingly becoming an inexpensive marketing tool for small businesses.

Sprinkles is among a growing number of mom-and-pop businesses taking advantage of a relatively new program on Facebook, one that allows them to claim their name, become visible even to folks who aren't on the site, and stay in close contact with their customers. The business, in effect, can act like any other person on Facebook, posting status updates and seeing what its fans are doing.

Facebook doesn't break out figures for small businesses, but says it has 1.4 million business "pages," with an average of 100 fans per page. Facebook Chief Operating Officer Sheryl Sandberg said in a speech in New York last month that every day, 10 million people become a fan of a page. (Many of those pages are for random concepts, such as the beach, or laughter, or even one called "I don't sleep enough because I stay up late for no reason," which has 3.5 million fans.)

Businesses need to go where their customers are, and increasingly these days, that's on Facebook and other social media sites, analysts say. More than 300 million people have signed up for Facebook, and half of them visit the site every day.

"Over the past two years, we've seen this increasing uptake in businesses realizing that their customers are on Facebook," said Tim Kendall, Facebook's director of monetization product marketing. "If they can create a presence in Facebook that allows customers to connect with them, it can be a way to strengthen that connection and also to find new customers."

Plenty of other sites are also wooing small local businesses. The review site Yelp, Citysearch, and a host of Yellow Pages sites are all making a push.

And typically, businesses don't stick to one site such as Facebook. Instead, they spread their presence across the social media landscape, including MySpace, Twitter and LinkedIn. Increasingly, these sites connect with each other so that a status update on Facebook becomes a tweet on Twitter, or a blog post could be pushed out to several sites.

"Companies don't have a lot of resources to create their own website," said Jeremiah Owyang, a social media analyst at Altimeter Group. "Using these sites where the customers already are in their communities makes a lot of sense."

Janet Rothstein, who runs a jewelry shop in Beverly Hills, used a company called MerchantCircle as her gateway to the online world, and has since obtained a Facebook vanity URL for her page, where she has 63 fans. Having an online presence in so many places increases the odds that when someone searches on Google, they will find her.

Facebook is increasingly finding itself a rival of Google. It believes it can offer more relevant search results, because the content is coming from people you know and trust, especially in the hotly contested field of local advertising.

"We are naturally really well-positioned to create a lot of value for local businesses," Facebook's Kendall said. "When you think about how you learn in the offline world about local businesses and services, which cafe, which dentist, you learn a lot of that from the people you trust and are friends with. Facebook is able to streamline that process a bit."

Yet Google remains the king of search, and Facebook says its pages frequently turn up in the Google search results.

That's important, said Avichal Garg, a former Google employee who now owns PrepMe, a Palo Alto company that offers online test preparation.

His Facebook page drives traffic and sales, because "it ranks well in search and people use search for companies they haven't done business with before," Garg said in an e-mail, noting how Facebook has brought in about 5% of his new business. "Facebook is a trusted domain so people click on it and when they see the faces behind the company name, they know we're legitimate."

"Having the vanity URL and presence on Facebook and Twitter really help," Garg said.

Social media helps companies take control of "the Google resume," said Adrian Lurssen, a vice president at JD Supra, an online legal site based in Marshall, Calif. When people search for your company -- or for what your company sells -- you want your site to turn up in the first 10 results, or the first page Google delivers.

Nelson of Sprinkles agrees. Fans of his cupcakes (actually, his wife, Candace, is the pastry chef) shower Sprinkles with praise -- and word-of-mouth buzz. Their Facebook friends all see when they comment on Sprinkles' page. "You're looking for customers but you're really looking for advocates," Nelson said. "We've never had paid advertising in five years of being open."
