The question of whether it's a good time for you to invest depends mostly on your strategy. Now isn’t a great time for flipping, but an awesome time to buy and hold.

- Real estate values will not recover immediately. If you invest so your cash flow will allow you to hold an under-valued property, it may be a very good long term investment. Finding under-valued property is certainly easier now than during a seller's market.
- Don't treat all real estate markets as one large market with exactly the same dynamics. There are still plenty of good places to invest and other not so good places.
- Don't assume all properties are undervalued. Do your homework!
- Don't lose your head – STICK TO THE FUNDAMENTALS!
