Economic Crisis: Is Now the Right Time to Invest in Real Estate?

The question of whether it's a good time for you to invest depends mostly on your strategy. Now isn’t a great time for flipping, but an awesome time to buy and hold.

  • Do your research before investing. Invest rather than speculate, let the numbers guide you, and make sure you have cash flow to support your investments.
     
  • Foreclosures mean a higher rental demand. All of those families that have lost their homes are going to need to rent from someone. You can be that “someone”.
     
  • An economic crash of this magnitude is not common which suggests it is a unique opportunity. There are a lot of discussions surrounding this topic. Listen to what the experts are saying.
     
  • Real estate values will not recover immediately. If you invest so your cash flow will allow you to hold an under-valued property, it may be a very good long term investment. Finding under-valued property is certainly easier now than during a seller's market.
     
  • Don't treat all real estate markets as one large market with exactly the same dynamics. There are still plenty of good places to invest and other not so good places.
     
  • Don't assume all properties are undervalued. Do your homework!
     
  • Don't lose your head – STICK TO THE FUNDAMENTALS!
